Booking Conditions


All prices are for a six/seven night holiday lodge stay -- not per person.
If your stay covers 2 price bands, the higher price band applies.
Short breaks are for 3 to 5 nights only and are limited during peak dates. Prices on application.



All holidays commence at 4.00 pm Saturday or another day which may suit you better. The holiday lodge must be vacated by 10.00 am on the morning of the leaving day to give us time to prepare for the next group of holidaymakers.
We reserve the right to charge for an extra day in the event that guests do not depart at the required time.
Every effort is made to see that your accommodation is available on time. Occasionally, due to circumstances beyond our control, there may be a slight delay in gaining entry to your accommodation. Should this occur guests are at liberty to leave any luggage etc. at the property until it becomes available.

The prices shown include bedlinen & duvets for 6 guests and electricity for heating etc. but please bring your own towels & dish towels.
A house keeping/damage deposit of 100.00 will be required and will be returned in full provided the property is left in the condition you found it. Should any extra cleaning be required or damage/losses occur the appropriate amount will be deducted and the balance refunded.

Full payment is required (plus the security deposit) if booking is within 28 days of holiday start date and, if within 7 working days of start date, payment by bankers draft or money order is required. Otherwise a booking deposit of 150.00 is payable on booking and the holiday balance (plus the security deposit) paid 56 days before holiday start date.
Short stay visits (less than 7 nights) must be fully paid (plus the security deposit) at time of booking.
No booking shall exist until a booking form and payment is received by me.

All bookings are accepted on a 'first come first served' basis. Demand for some dates is high and a booking form will be supplied to all enquiries.
The booking form which arrives back with me first will get the booking for the requested dates and all other enquirers will be informed of the unavailability immediately.



It is strongly recommended that guests purchase some form of cancellation insurance. Should you have to cancel you will forfeit any booking deposit paid and, if it is within 28 days of arrival, the whole amount of your booking (except the security deposit) is non refundable.
It is your own responsibility to see that you are covered.
